The differences between property investment in the U.S. versus Australia and New Zealand
Investing in U.S. residential property is a viable option for Australians and New Zealanders given the market is doing incredibly well and is continuing to trend upward.
U.S. property investment is a great way to gain an extra stream of income because a typical property in the U.S. is nearly the equivalent to a downpayment in Australia and New Zealand, making it a much cheaper option. Now that’s a bargain.

Today I want to discuss strategy in a way. I was reading recently about the widening gap in Australia between the wealthy and the poor – the “have’s” and the “have not’s” essentially. Now we see this in a larger way in the U.S, it is one of the driving forces we need to be careful of when investing in the States, but we haven’t, until relatively recently, seen such a gap in Australia per se. This is not just a problem for Australia or the U.S, it is happening all over the world now unfortunately.

With people working from home because of COVID-19, demand for homes spiked and the market grew incredibly competitive. It made consumers a little uneasy, especially since it seemed to mirror the jump that occurred in 2006. Those interested in the market were so unsure of this sudden surge that Google searches for “will the U.S. housing market crash?” shot up 2450% in April 2021.

Doing your due diligence on your team (Property Managers, Realtors, Contract teams etc) is EQUALLY IMPORTANT as doing your due diligence on properties!

This quote is often attributed to Denzel Washington. But, while we’re not sure if these words were from him, we are sure that it speaks the truth. Most speculators believe that market prices should be at a certain low point before they buy into the market. They end up having to wait forever, or not buying property at all.

Are You Speculating or Investing in Property?
The usual tactic to invest in property is to wait for the ‘right time’ to buy, and hold back until the market is primed for growth.
It makes sense to do that— we were taught that buying at a higher price means: you’ll need higher capital, it will take longer to breakeven, and you run the higher risk of incurring a loss if the market declines.
But of course, waiting for that opportune moment isn’t a walk in the park. Not even Warren Buffett, the world’s most successful investor, claims that he can predict when the property market will boom or bottom out.

Happy Friday again, from lockdown here in metro Melbourne, the COVID capital of Australia…
Now, while I always need to be careful not to be facetious about it, with some worrying numbers coming through and given that it is basically limited to Melbourne only, I see why Dan the Man needed to do something. 200 cases per day (while extremely low comparatively worldwide, and certainly not a drain on our medical system) could easily turn into 2,000 per day, and that would surely have massive impacts.

Well its certainly been an amazing week! Starting here in Melbourne with a public holiday that seems to have snuck up on us a little. With the current lockdown restrictions, it almost slid ‘under the radar’ as it was.
Apart from that, tensions in the U.S. are easing a little, as are the restrictions. I believe their strategy going forward will be to open back up, and then do what they can to protect the vulnerable from the impact of the virus.
